Smooth Transactions for Your Real Estate Business
Review and assure all documents have necessary initials, dates and signatures
Fully support agent & maintain friendly, professional communication in a timely manner
Send opening email to all “behind-the-scene” parties in transaction to get transaction started with the team
Send separate email to escrow company providing Buyer/Seller Contact Info
As per agent, forward documents to lender when necessary
Facilitate timely deposit of Buyer's EMD, obtain and send receipt to all parties
Create a specific/detailed PDF Transaction Timeline for agent and client to follow
Send date reminders when needed to agent and client
Focus on Due Diligence Dates so Buyer/Seller stay on track and no risk of EMD
Assure CIC Resale Package and Demands are ordered, paid and forward receipt to Selling Agent
Request Resale Receipt for Buyer's Agent if not delivered
Prepare & deliver CIC receipt for Agent and Clients
Assist Buyer with ordering of Home Warranty when necessary and provide invoice to escrow officer
Prepare & facilitate disclosures as directed by agent
Prepare Commission Instructions for Broker Signature
Disburse executed copies to all appropriate parties
Prepare and send for signatures on addendums as directed by agent
Send email to buyer to authorize the hiring of Inspection Company
Schedule & coordinate home inspection between buyer and listing agent
As per agent, draft Request for Repairs for signature and follow up with negotiated solution
Make sure requested docs from title & escrow company are completed
Upload Docs into Private File Folder for immediate Agent Access
Remind listing agents to remove lockboxes and signs upon closed transaction
Available to assist agent 7 days a week and evenings
